Firstly and contrary to what you might of heard, do not

Immediately you decide to put your house on the market, Rule & Rule
can instruct a number of locally established and experienced solicitors to prepare
a Home Information Pack (H.I.P) on your behalf. You will need to supply
some basic information to us and then your chosen provider will contact you immediately
to start the ball rolling. As of the 1st August 2007 only properties with 4 or
more bedrooms require a H.I.P but its anticipated that ALL newly listed properties
will require one by 1st January 2008 as the numbers of Energy Assessors increase.
You must commission this pack BEFORE the property goes on the market
and at present you are permitted to market the property immediately once you
have done this. However, this privilege will cease on 1st January 2008 when it
will become an offence to market your property without the full pack in place.
